How It Works

When home buyers start the home buying hunt it usually starts online. As a realtor you want your images to stand out among the rest. With Virtual Staging I have the ability to turn the average listing photos into something that makes a statement! I can virtually add furniture to an empty room or add a designer touch to listing photos with furniture already in it.

Virtual Staging allows the buyer to visualize what the space could potentially look like and helps your home listings sell faster. Another benefit of virtual staging is you don’t have to worry about renting furniture to stage your home, and paying a monthly fee for that furniture rental!

I offer two options for my virtual Staging Services:

Option 1: Drop in Rendering

I use your well lit high quality pictures that you provide for me. You can either email me your photos or send me a link to your listing. Please make sure photos are straight and taken at eye level for best results. I then stage them virtually by dropping in furniture and decor pieces and give them a designer inspired look that will make your listing stand out. They can either be empty rooms that I can virtually add furniture to, or photos with existing furniture that I can just tweak a little and make them feel a little more warm and inviting with a Designers touch.

After receiving your payment you can email me your photos or a link to your listing. Within 48 hours I will email you a file with your Rendered images. Its as simple as that. I can also provide you with a clickable shopping list of the items I used in the rendering to give to your client at closing. This allows them the option to purchase the items I used in the room.

You can use these images on you MLS listing (if allowed depends on the state) as well as on social media.

Option 2: 3D Rendering

I can recreate your room virtually and provide you with a 3D rendering, this gives your clients the ability to see how the space can look with simple changes and upgrades. For this service I am actually re-creating the room from the ground up.

After receiving your payment you can email me your photos or a link to your listing. If you would like a floor plan please provide me with the room measurements. HERE is a link to my Room Measuring Guide to help you out.

4-5 Images of each room will be provided with the listed price with a quick turn around time. I will also provide you with a link to your custom Pinterest Board with all the links of the products and colors I used in the Render. You can then pass this link on to your buyer at closing.
